Spring is the perfect time to assess your home after winter weather, identifying damage and addressing issues before they escalate during the warmer months. A comprehensive spring inspection takes 2-3 hours but saves thousands in prevented damage.

Roof and Gutter Inspection

Roof Condition Check

Start with your roof, checking for missing, cracked, or curling shingles from freeze-thaw cycles and high winds. Look for granules in gutters indicating normal wear, but replace shingles showing bald spots.

Gutter and Drainage System

Inspect gutters and downspouts, removing winter debris and leaves. Ensure gutters slope properly toward downspouts and water flows freely. Check that downspouts extend at least 4 feet from the foundation to direct water away.

Exterior and Foundation Assessment

Examine exterior walls and foundation for cracks, gaps, or water stains indicating moisture penetration. Look for:

  • Peeling paint—indicates moisture issues
  • Gaps in caulking—allow water infiltration
  • Signs of damage from winter weather—address immediately
  • Window and door seal gaps—check weatherstripping condition

Test windows and doors for smooth operation. Tight spots or sticking may indicate shifting from freeze-thaw cycles.

Interior and Mechanical Systems

Inside, run your HVAC system and change air filters, noting any unusual sounds. Check all bathrooms and under sinks for water stains or evidence of leaks.

Test all outlets and switches for proper operation. Inspect basement and crawlspace for water stains, evidence of pest damage, or deterioration.

Outdoor Areas

Examine decks and patios for loose boards, rotting wood, and safety hazards. Check railings for stability and safety code compliance.

Walk your entire property perimeter checking landscaping, evaluating plants for winter damage, and ensuring proper drainage. Inspect outdoor faucets and irrigation systems for winter damage before you need them.

Spring inspection empowers you to schedule repairs during pleasant weather before systems like air conditioning become critical.
